Buying Guide

Buying a home in Northern Utah: what to do first, next, and what can wait.

This guide walks through buying in the order it actually happens, so you understand the choices, the tradeoffs, and the timing before you ever feel rushed. Most homes here sell between about $400,000 and $1,500,000, but your plan starts with your numbers, not the listings.

Step 01

Get your numbers straight before you look at a single house.

The single biggest mistake first-time buyers make is touring before knowing what they can actually buy. Pre-approval from a local lender changes everything: it tells you a number, it makes sellers take you seriously, and it keeps your heart from attaching to a house you can't afford.

Get pre-approved, not just pre-qualified

Pre-qualification is a conversation; pre-approval is a lender examining your income, debts, and credit and committing in writing. Sellers and their agents treat the two very differently.

Know the true monthly cost

The payment is only part of it. Add property taxes, insurance, utilities, HOA fees, and a maintenance allowance. Compare that total to your rent, not the purchase price.

Leave room for the unexpected

Appraisals, inspections, and closing costs all come with their own numbers. A good lender and a good agent will show you the full picture before you commit, not after.

Step 03

Tour with real questions, not just feelings.

Your needs list exists so it can do the deciding. Bring it on every tour, ask the same questions in every house, and take notes in the car after each showing while the impressions are fresh. And remember: the inspection comes later, so the tour is about how the house fits your life, not whether it's perfect.

Questions to ask on every tour

  • How old are the roof, heating and cooling system, and water heater?
  • Is the home in a flood or radon area, and was there any water damage history?
  • What do the HOA rules and budget actually say, and what do they cost?
  • What do the seller disclosures reveal, and what seems missing?
  • How is the neighborhood at the times you'll actually be home, on weekdays and weekends?

Step 04

Offer, inspect, close: the part where order matters.

An offer is more than a price. It's a package: the price, the earnest money, the closing date, the contingencies, and the deadlines. In a competitive market, the structure of that package can matter as much as the number, and every contingency has a calendar attached to it.

The offer package

Price, earnest money, closing date, and contingencies negotiated as one unit, not just a number on a page.

The inspection

Never waive it casually. Read every report with someone who can separate a nit from a red flag.

The appraisal

Falls between your contract and the lender's loan. Understand what happens if the number comes in lower.

Closing

Final walkthrough, closing costs, title, and keys. Your agent should preview every number before you sign.

Before your first tour

The first-time buyer checklist.

  • Pre-approval letter from a local lender, not just a price range from a website
  • A written needs list and a separate wants list
  • A clear picture of the true monthly cost, including taxes, insurance, utilities, and HOA
  • An agent who explains each document before you sign it
  • A plan for the inspection, with a professional you trust to read it
  • A decision framework for what happens after the offer is accepted
